"There were several disappointments with the inspection. The inspector was friendly and had an extensive checklist and followed a rigorous procedure, but may not have had the necessary experience. When visual external roof problems were pointed out, they were dismissed as "a strata problem", but of course the strata is made up of and paid for by the collected owners. Other visible exterior water stain issues that suggested leaks, were likely not noticed as they were not mentioned in the report. The inspector may have been distracted by "what a great deal the place was", and instead focused on a loose shower tap handle and and older washer water supply hoses. A standard problem with real-estate agents is that they only get paid when a sale is closed, and are frequently over enthusiastic about "what a great deal this is" in order to close a deal. A problem may occur when the real estate agent is the one to select the building inspector based on past experience and previous relationships, as in this case. This is a significant risk to an inexperienced purchaser, who is depending on the integrity of the home inspector, and is using the report as a decision point as well as a negotiation item with the seller. The washer and dryer were discovered to be faulty upon first use after occupancy, and were replaced at the owners cost. There was no reference to the 2022 strata depreciation report, although it was available. The Inspection report is beautifully written, and easy to read, but did not meet the accuracy and thoroughness needs of the purchaser."
